Facilities Manager

The Facilities Manager will directly support the Sr. Manager, Facilities and Operations with on-going facility and team related responsibilities, including facilities management of Vulcan's corporate office and corporate properties, and support to other Vulcan facilities as requested. They will be responsible for managing the Facilities Management staff, assisting in budget development, management, and analysis, vendor selection and contracting, and managing the consistent delivery of systems and services to provide excellent customer service that supports company standards.


  • Provide direction/information to vendors, facilities staff and service providers as required, ensuring excellent coordination/execution of work within client environment with minimal disruption, as needed
  • Manage facilities projects from inception to completion, including but not limited to facility MEP upgrades, small TI projects, and major office moves.
  • Maintain up-to-date plans of building and office layouts.
  • Research existing practice (internal & external) to identify and recommend standardization opportunities
  • Research and identify cost-saving opportunities
  • Seek to continuously improve processes, systems and overall customer satisfaction
  • Administer CMMS system
  • Responsible for receiving and dispatching of work requests to technical staff, vendors or other services providers
  • Coordinate with various departments and property management company to facilitate repairs and maintenance
  • Plan and oversee work performed by outside contractors relating to utilities, HVAC systems, maintenance, and custodial services
  • Analyze and evaluate outsourced service vendor performance.
  • Secure bid proposals, negotiate & maintain contracts to provide timely and cost effective facilities services and maintenance
  • Coordinate and track contract process
  • Part inventory management
  • Coordinate the removal of old lighting, metals, etc.
  • Inspect premises to determine general condition of property and to ensure the premises are maintained to Vulcan standards
  • Ensure appropriate follow up and communication with customers

Knowledge, experience, skill, and/or ability


  • Facilities Management and/or property management
  • Knowledge of CMMS systems
  • MEP Experience
  • Building Controls knowledge, Siemens Apogee and Alerton preferably
  • Knowledge of real estate, telecommunications, furniture, accounting and building systems
  • Capable of managing multiple projects and priorities
  • Strong negotiation skills
  • Exceptional problem solving and decision making skills
  • Strong customer service skills
  • Previous supervisory experience
  • Excellent communication skills, both written and verbal
  • Ability to plan and manage work under time constraints
  • Ability to multitask and work with minimal supervision
  • Proficient in MS Office


  • BOMA/IFMA certification

Required computer skills

  • Associate’s degree (A.A.) from accredited institution and 5 plus years relevant experience, OR equivalent combination of education and experience.
